A piac 2021. j\u00falius 1-jei megnyit\u00e1sa \u00f3ta az ukr\u00e1n \u00e1llampolg\u00e1rok \u00f6sszesen mintegy 636 ezer hekt\u00e1r f\u00f6ldet v\u00e1s\u00e1roltak, t\u00f6bb mint 30 milli\u00e1rd hrivnya \u00e9rt\u00e9kben \u2013 der\u00fcl ki az Opendatabot online adatb\u00e1zis \u00e9s az ukr\u00e1n \u00e1llami f\u00f6ldkataszter friss adataib\u00f3l. A h\u00e1bor\u00fa ellen\u00e9re az ukr\u00e1n f\u00f6ldpiac befektet\u00e9si terepp\u00e9 v\u00e1lt.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A piac indul\u00e1sakor, 2021 nyar\u00e1n az els\u0151 h\u00f3napokban hatalmas \u00e9rdekl\u0151d\u00e9s \u00f6vezte a lehet\u0151s\u00e9get, amely h\u00fasz\u00e9vnyi morat\u00f3rium ut\u00e1n v\u00e9gre enged\u00e9lyezte a mez\u0151gazdas\u00e1gi f\u00f6ldek ad\u00e1sv\u00e9tel\u00e9t. Akkoriban az \u00e1tlagos hekt\u00e1r\u00e1r 95 668 hrivnya k\u00f6r\u00fcl mozgott, \u00e1m \u00e9v v\u00e9g\u00e9re ez 33 689 hrivny\u00e1ra &nbsp;esett vissza, mik\u00f6zben a tranzakci\u00f3k sz\u00e1ma megugrott. A piac kezdeti t\u00falf\u0171t\u00f6tts\u00e9ge hamar lecsengett, \u00e9s a kereslet-k\u00edn\u00e1lat normaliz\u00e1l\u00f3d\u00e1sa \u00e1rcs\u00f6kken\u00e9st eredm\u00e9nyezett.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"576\" src=\"https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/gabona-buza-termes-1024x576.jpg\" alt=\"\" class=\"wp-image-62029\" srcset=\"https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/gabona-buza-termes-1024x576.jpg 1024w, https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/gabona-buza-termes-300x169.jpg 300w, https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/gabona-buza-termes-768x432.jpg 768w, https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/gabona-buza-termes.jpg 1347w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n<\/div>\n\n\n<p class=\"wp-block-paragraph\">A 2022 febru\u00e1rj\u00e1ban kit\u00f6rt orosz\u2013ukr\u00e1n h\u00e1bor\u00fa szinte teljesen lefagyasztotta a piacot. 2022 tavasz\u00e1n h\u00f3napokig alig sz\u00fclettek \u00faj szerz\u0151d\u00e9sek: m\u00e1jusban p\u00e9ld\u00e1ul mind\u00f6ssze 323 tranzakci\u00f3 t\u00f6rt\u00e9nt. Ugyanakkor m\u00e1r abban az \u00e9vben ny\u00e1ron elindult az \u00fajra\u00e9led\u00e9s, a k\u00f6vetkez\u0151 \u00e9vre pedig m\u00e1r havi 4\u20137 ezer ad\u00e1sv\u00e9tel jellemezte a piacot.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2023 a konszolid\u00e1ci\u00f3 \u00e9ve lett: a hekt\u00e1ronk\u00e9nti \u00e1tlag\u00e1r 39 ezer hrivny\u00e1r\u00f3l 42 ezer hrivnya f\u00f6l\u00e9 emelkedett az \u00e9v v\u00e9g\u00e9re.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ezt a trendet folytatta 2024 is, amikor az els\u0151 negyed\u00e9vben megny\u00edlt a lehet\u0151s\u00e9g jogi szem\u00e9lyek \u2013 azaz v\u00e1llalatok \u2013 sz\u00e1m\u00e1ra is a f\u00f6ldv\u00e1s\u00e1rl\u00e1sra.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A jogszab\u00e1lyv\u00e1ltoz\u00e1s azonban nem v\u00e1ltotta be a hirtelen fellend\u00fcl\u00e9shez f\u0171z\u00f6tt rem\u00e9nyeket, r\u00e9szben a k\u00fclf\u00f6ldi tulajdon\u00fa c\u00e9gek korl\u00e1toz\u00e1sai miatt.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" 1024px) 100vw, 1024px\" \/><\/figure>\n<\/div>\n\n\n<p class=\"wp-block-paragraph\">Az ukrajnai agr\u00e1rv\u00e1llalatok top 10-es list\u00e1j\u00e1ban ugyanis \u00f6t c\u00e9g m\u00f6g\u00f6tt is k\u00fclf\u00f6ldi tulajdonos \u00e1ll, \u0151k nem \u00e9lhettek ezzel az opci\u00f3val \u2013 legal\u00e1bbis hivatalosan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ennek ellen\u00e9re 2024 m\u00e1rcius\u00e1t\u00f3l a havi tranzakci\u00f3sz\u00e1m 9 ezer f\u00f6l\u00e9 emelkedett, a havi piaci forgalom pedig meghaladta az 1 milli\u00e1rd hrivny\u00e1t.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Az \u00e9v sor\u00e1n a hekt\u00e1ronk\u00e9nti \u00e1r 43 \u00e9s 52 ezer hrivnya k\u00f6z\u00f6tt mozgott, majd 2025 \u00e1prilis\u00e1ban \u00e9rte el az eddigi cs\u00facsot, 71 898 hrivny\u00e1val, miel\u0151tt j\u00faniusban vissza\u00e1llt volna a 60 678 hrivny\u00e1s \u00e1tlag\u00e1rra, ami 60 sz\u00e1zal\u00e9kos n\u00f6veked\u00e9s a f\u00f6ldpiac 2021-es megnyit\u00e1sa \u00f3ta.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Nyugat-Ukrajn\u00e1ban a legmagasabbak az \u00e1rak<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A legmagasabb \u00e1rakat egy\u00e9rtelm\u0171en Nyugat-Ukrajn\u00e1ban jegyezt\u00e9k fel:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>az \u00e9len Ivano-Frankivszk megye \u00e1ll, ahol az \u00e1tlagos hekt\u00e1r\u00e1r meghaladja a 126 600 hrivny\u00e1t;<\/li>\n\n\n\n<li>ezt k\u00f6veti Lemberg megye 118\u202f300;<\/li>\n\n\n\n<li>Kijev megye 89 400 hrivny\u00e1s hekt\u00e1ronk\u00e9nti \u00e1rral;<\/li>\n\n\n\n<li>Ternopil megye (hekt\u00e1ronk\u00e9nt 86 900 hrivnya);<\/li>\n\n\n\n<li>\u00e9s a k\u00f6z\u00e9p-keleti elhelyezked\u00e9s\u0171, de dinamikusan fejl\u0151d\u0151 Dnyipropetrovszk megye is (hekt\u00e1ronk\u00e9nt 73 900 hrivnya).<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Ezekben a t\u00e9rs\u00e9gekben az infrastrukt\u00fara fejlettebb, a mez\u0151gazdas\u00e1gi termel\u00e9s intenz\u00edvebb \u00e9s a befektet\u00e9si kock\u00e1zatok is m\u00e9rs\u00e9keltebbek, ami hozz\u00e1j\u00e1rul a magasabb \u00e1rszinthez.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A h\u00e1bor\u00fa t\u00f6nkretette a kelet-ukrajnai f\u00f6ldpiacot<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Ezzel szemben a legalacsonyabb \u00e1rakat tov\u00e1bbra is a frontvonalhoz k\u00f6zeli h\u00e1bor\u00fas r\u00e9gi\u00f3kban regisztr\u00e1lj\u00e1k.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Zaporizzsja megy\u00e9ben p\u00e9ld\u00e1ul egy hekt\u00e1r f\u00f6ld\u00e9rt \u00e1tlagosan 38 300 hrivny\u00e1t fizetnek,<\/li>\n\n\n\n<li>Herszonban ez az \u00f6sszeg 39 100 hrivnya.<\/li>\n\n\n\n<li>Csernyihiv (hekt\u00e1ronk\u00e9nt 41 100 hrivnya),<\/li>\n\n\n\n<li>Mikolajiv (hekt\u00e1ronk\u00e9nt 41 600 hrivnya) \u00e9s<\/li>\n\n\n\n<li>Odessza megye (hekt\u00e1ronk\u00e9nt 41 800 hrivnya) szint\u00e9n az olcs\u00f3bb k\u00f6rnyezet \u00e9s a korl\u00e1tozott mez\u0151gazdas\u00e1gi infrastrukt\u00fara tov\u00e1bbra is visszafogja az \u00e1rak emelked\u00e9s\u00e9t, hi\u00e1ba n\u0151 orsz\u00e1gosan az \u00e9rdekl\u0151d\u00e9s a term\u0151f\u00f6ld ir\u00e1nt.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ukr\u00e1n f\u00f6ldpiac: megh\u00e1romszoroz\u00f3dtak az \u00e1rak<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A tranzakci\u00f3k sz\u00e1m\u00e1t tekintve a Poltava \u00e9s Vinnica megy\u00e9k \u00e1llnak az \u00e9len egyenk\u00e9nt 5400 \u00fcgylet felett, m\u00edg Kijev megy\u00e9ben k\u00f6zel 4700 szerz\u0151d\u00e9st k\u00f6t\u00f6ttek 2025 els\u0151 fel\u00e9ben. Ez 13 sz\u00e1zal\u00e9kos n\u00f6veked\u00e9s az els\u0151 piaci \u00e9v (2021 m\u00e1sodik f\u00e9l \u00e9ve) hasonl\u00f3 id\u0151szak\u00e1hoz k\u00e9pest.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"795\" height=\"445\" src=\"https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/fold-1.jpg\" alt=\"\" class=\"wp-image-62033\" srcset=\"https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/fold-1.jpg 795w, https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/fold-1-300x168.jpg 300w, https:\/\/economic.karpat.in.ua\/wp-content\/uploads\/2025\/07\/fold-1-768x430.jpg 768w\" sizes=\"auto, (max-width: 795px) 100vw, 795px\" \/><\/figure>\n<\/div>\n\n\n<p class=\"wp-block-paragraph\">Az ad\u00e1sv\u00e9telek p\u00e9nzbeli \u00f6ssz\u00e9rt\u00e9ke viszont szinte megh\u00e1romszoroz\u00f3dott: 2,85 milli\u00e1rd hrivny\u00e1r\u00f3l 8,22 milli\u00e1rdra n\u0151tt.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A legfrissebb piaci adatok teh\u00e1t arra utalnak, hogy az ukr\u00e1n f\u00f6ldpiac a geopolitikai \u00e9s gazdas\u00e1gi bizonytalans\u00e1gok ellen\u00e9re fokozatosan stabiliz\u00e1l\u00f3dott. A tranzakci\u00f3sz\u00e1mok n\u00f6veked\u00e9se \u00e9s a hekt\u00e1ronk\u00e9nti \u00e1rak emelked\u00e9se is azt mutatja, hogy a term\u0151f\u00f6ld ir\u00e1nti bizalom er\u0151s\u00f6dik a belf\u00f6ldi szerepl\u0151k k\u00f6r\u00e9ben. B\u00e1r a k\u00fclf\u00f6ldi befektet\u0151k r\u00e9szv\u00e9tele tov\u00e1bbra is jogi korl\u00e1tokba \u00fctk\u00f6zik, a piaci mechanizmusok m\u0171k\u00f6d\u00e9se, valamint a bels\u0151 kereslet folyamatos b\u0151v\u00fcl\u00e9se is jelzi, hogy a mez\u0151gazdas\u00e1gi f\u00f6ldter\u00fclet egyre ink\u00e1bb t\u00falmutat eredeti funkci\u00f3j\u00e1n.
